Modernising textured ceilings and walls
Many older homes across Leeds, Bradford, Wakefield and Batley have textured or Artex ceilings that customers want to bring up to date. Artex covering is the process of smoothing or enclosing those textured surfaces to create a flatter, more modern finish ready for decorating.
There are two main approaches we use. Where the existing coating is suitable and sound, we can skim over it directly. Where the texture is heavy or the coating needs assessment first, we can over-board with new plasterboard and skim to a smooth finish — enclosing the texture rather than disturbing it.
Important: older textured coatings
Some older textured coatings (including certain Artex products) may contain asbestos. We do not carry out asbestos testing, survey or removal, and we will not sand, scrape or disturb a suspect coating. If your ceiling may contain asbestos, it should be assessed by a specialist before any work that could disturb it — and we can over-board it instead to avoid disturbing the material. Not all Artex contains asbestos; the coating’s age and condition should be assessed before work begins.
What Artex covering includes
Skimming over suitable textures
Where the existing coating is sound and suitable, applying a skim coat directly over the texture to create a smoother, flatter surface.
Over-boarding heavily textured ceilings
Fixing new plasterboard over the existing ceiling to encase the texture, then skimming to a smooth, modern finish.
Assessment before any work
Each ceiling is assessed first. Older or suspect textured coatings may need a professional asbestos assessment before any work that could disturb them.
Smooth, modern finish
A flat, paint-ready ceiling finish for customers wanting to modernise dated or textured surfaces.

Skim or over-board — which is right?
Where the existing texture is sound, suitably bonded and safe to work over, a skim coat can be applied directly to smooth the surface. This is quicker and less disruptive where the coating allows it.
Where the texture is heavy, the coating is dated or its composition is uncertain, over-boarding with new plasterboard is often the cleaner route — it encloses the texture without disturbing it and is then skimmed to a flat, modern finish. We assess each ceiling and advise honestly on which approach suits it.
